The development will have three access points.
- The main access will be a full movement intersection located approximately 500 feet
west of the existing intersection of Portland Avenue and Norwood Avenue.
- The second access will be a full movement intersection located at the existing intersection
of Fir Street and Joplin Avenue (State Highway 227).
- The third access will be a local street fronting Norwood Avenue, located approximately
475 feet north of the existing intersection of Norwood Avenue and Portland Avenue.
All of the streets within the development will be classified as "local access" roads.
They will be encompassed by a 60 foot right-of-way and will vary in width from 32' to 36' (curb to curb). All of the
streets will be paved and constructed in accordance with City standards. They will also include curb &
gutter and a 4 foot wide sidewalk (6' wide in some areas). There are approximately 9800 linear feet of new street proposed,
which shall require slightly less than 14 acres of proposed right-of-way. The speed limit is 30 M.P.H. in the residential
areas and 35 M.P.H. in the commercial areas. In addition, Norwood Avenue, the eastern edge of the site, will be improved
to a 32' wide street with a 30' wide right-of-way.
